On jobs of the size or larger than a full roof replacement, a quantity surveyor will normally be brought in by your architect or surveyor. They should be members of RICS and some may have conservation accreditation.
A quantity surveyor (QS) will:
- Work out the quantities of materials required for the job.
- Prepare estimates for budget purposes.
- Prepare a ‘Bill of Quantities’ against which all tenders are compared.
- Measure the work undertaken by the builder for stage payment.
- Provide other building contract management services.
