As the climate emergency worsens and demand for energy efficient housing increases, property factors will play an increasingly important role in retrofitting tenements to meet modern energy efficiency standards. To help factors to capitalise on the opportunities presented by the demand for retrofit, we have worked with the University of Strathclyde’s Hunter Centre for Entrepreneurship, Strategy and Innovation to develop a new toolkit, ‘Factoring in Tenement Retrofit’. 

Working alongside academics Dr Iain Cairns, Head of Research and Impact at the Strathclyde Institute for Sustainable Communities, and Emma Miller, and bringing together factors, flat owners and housing professionals, we’ve created a toolkit with all the information factors will need to play a bigger role in tenement retrofit projects.  

It contains detailed information on different approaches to retrofit, the responsibilities of factors and property owners, and advice on where to find financial support for retrofit projects. It also has a handy Tenement Retrofit Dashboard, to help factors visualise their role in each aspect of retrofit and work with owners to plan the work together. This is accompanied by detailed explanations of key aspects of retrofit, such as draughtproofing, insulation, heating and evaluation. 

This toolkit is designed to help factors make a contribution to tenement retrofit, in a way which aligns with their existing skillset and role in managing properties and working with owners and other housing professionals.
